Apartments
The whole apartment is sold. The rooms remain a detail of it, useful for the description and capacity.
- The apartment is the bookable unit
- Rooms describe the apartment
- Host, instead of front desk
- Guests, with their stay history
With apartments listed on several platforms, overbooking is not a theoretical possibility; it is a matter of time. And an apartment promised twice cannot be solved by moving the guest to another room, because it is rented as a whole. Zarina CRM keeps all apartments in a single calendar, also gathers direct bookings, the ones with no platform commission, and shows you what each apartment brought in. It is installed on your company’s server, with a lifetime licence.

Every step exists as such in the application. It is not a presentation diagram; it is the order in which data is entered.
It comes in from the channels you are listed on or directly, from your own website.
The calendar shows which apartment is free for the requested period, with no overlaps between channels.
It is confirmed at the period’s rate, and the deposit can be taken online.
On arrival the guest’s details are completed, and the stay becomes active.
The vacated apartment goes onto the cleaning list, with its status, before the next arrival.
At departure the stay’s folio is closed and the payment document is issued.
What exactly blocks a booking differs from one type of accommodation to another, and that is where most overbookings come from. The application is configured for your type of accommodation, without code and without a separate licence.
The whole apartment is sold. The rooms remain a detail of it, useful for the description and capacity.
There the bookable unit is the room, and two rooms in the same building are sold separately.
In a hostel the bed is sold, not the room, because the same room hosts different guests.
Every platform takes a commission and every one has its own calendar. The first costs money; the second costs reviews.
The edition has a channel module, with adapters for the main platforms and calendar-based sync.
Your own booking engine brings you stays with no platform commission.
Season, minimum nights and rates are defined once and apply on their own.
We prefer to be precise from the start, including about the things that depend on others.
The problems below are not hypothetical. They are the reasons hosts look for software.
One booking comes in on one platform, another on a second, and the block did not propagate in time.
Availability goes out from a single calendar.
Departure at 11, arrival at 3, and nobody put the apartment on the list in between.
The vacated apartment goes onto the cleaning list automatically.
At the end of the month nobody knows which apartment brought in how much, because payments are in different places.
Payments add up per stay and per apartment.
The Apartments profile is part of the Hotel edition. It is paid once, installed on your side and remains the company’s.
We install the application on the company’s hosting and configure it for the Apartments profile.
We enter the apartments, capacity and seasonal rates, so the system is ready to use.
We configure together the platforms you are listed on, with your own accounts.
Anyone renting apartments by the night, on one or more platforms, who wants a single calendar.
Hosts with several apartments, including in different buildings, who want to see the revenue of each.
Long-term leasing, with tenants and multi-year contracts. The Real Estate edition exists for that.
Guests’ data is personal data. Its place is not with us.
For serviced apartments, the calendars of all units sit on a single screen, however many platforms they are listed on.

Stripe
Each apartment keeps its own calendar. Bookings from Booking.com and Airbnb come in through calendar sync (iCal), with no separate contract, and block the apartment at the next sync, within minutes; Expedia and automatic rate sending require the property’s connectivity contract. Payment is collected in advance through Stripe, and the confirmation and online check-in link reach the guest by email or WhatsApp, while the invoice is issued with VAT and the applicable per-night fees. The full list is on the connectors and API page.
For short stays. The profile is part of the Hotel edition, so it works with nightly stays, guests and booking channels. For tenants on multi-year contracts, the Real Estate edition is the right fit.
The bookable unit. In a guesthouse the room is sold; in apartments the whole apartment is sold, and the rooms remain only a detail of it, useful for capacity and description.

The seven Zarina CRM editions, with what each one covers.
We install Zarina CRM on your side, configure it for the Apartments profile, enter apartments and rates and connect the platforms you are listed on. From that moment on, the application is an asset of the company, not a monthly expense.
